What we’re asked for most in Swarcliffe
The jobs that come up again and again in Swarcliffe, each with a written estimate before work starts.
- EICR testingA report on the wiring before or soon after you buy on the estate, so you know which parts of a house built around 70 years ago have been brought up to date.
- Consumer unit upgradesSemis built in the 1950s and later bought through right to buy may still have an older board, and adding RCD protection is a sensible early job.
- Landlord electrical safetyLetting out a former council semi or flat in Swarcliffe? Private tenancies need a satisfactory electrical report at least every five years.
- Smoke alarm and fire safetyInterlinked smoke and heat alarms for the semis and three-storey flats, so a fire in the kitchen sets off the alarm on the landing too.

Electrical work in Swarcliffe
Swarcliffe began as a 1950s council estate built by the County Borough of Leeds: two and three-bedroom semis, three-storey blocks of flats and three tower blocks that have all since been demolished. It sits just under five miles east of the city centre, between the Outer Ring Road and Cock Beck, with the smaller Stanks estate inside its boundary and the Great and Little Swarcliffe Woods among its streets. Most houses are brick, though some went up in prefabricated cinder and concrete panels. Right to buy moved a large share into private ownership, and Persimmon added 73 private houses east of Stanks Drive in the late 2000s.
Council homes here were refurbished under a £100 million scheme that started in 2006, but a house bought through right to buy is the owner’s responsibility, and its electrics could date from any point in the last seventy years. An EICR sets out where things stand. If you let one out, the same inspection is the core of your landlord electrical safety paperwork, and if the report flags the fuse board, a consumer unit upgrade is the usual fix.

Questions from Swarcliffe
What people in Swarcliffe ask us most. Not covered here? Ring and ask.
Do you cover Stanks and the rest of Swarcliffe?
Yes. Stanks is counted as part of Swarcliffe, and we cover both, including the streets off Swarcliffe Drive, Swarcliffe Avenue and Barwick Road. Whether your address is LS14 or LS15 makes no difference to how we work or what we charge.
Does the way my Swarcliffe house was built affect electrical work?
It can. Most houses on the estate are brick, but some were built from prefabricated cinder and concrete panels, which changes how new cables can be routed. We study photographs and details of the construction before estimating a rewire or new circuits, so the estimate reflects your house.
