Who wires loft conversions and extensions in Leeds?Martin Day Electricians: first fix to certificate

You get a new room wired for how it will actually be used, with sockets and lighting planned in before the boards go up and every new circuit tested and certified on completion.

The short answer

Wiring for a loft conversion or extension needs first-fix cable run before plasterboard goes up, then sockets and switches fitted once the room is ready. We give you a written estimate before work starts and NICEIC Approved Contractor electricians test and certify every new circuit on completion.

How do I know I need this?

A new loft room or extension often ends up with one socket spurred off a landing circuit, a single pendant light or an extension lead trailing up the stairs. That overloads wiring never designed for it, and loft and extension electrics are notifiable work under Part P, so it needs proper certification, not an improvised fix.

You notice

  • A loft room with one socket spurred off the landing
  • A single pendant light doing the whole room
  • An extension lead trailing up the stairs
  • A builder asking when the electrician is booked

It's costing you

  • Circuits overloaded by a room they were never designed for
  • Build delays while trades wait on first fix
  • Sockets in the wrong places once the furniture arrives

And if you leave it

  • Notifiable Part P work with no certificate
  • Paperwork missing when Building Control or a buyer asks
  • Chasing cable through freshly plastered walls

How the job is done

The same sequence on every job, so you know what happens and when.

  1. We check your fuse board has the capacity

Extra circuits push older consumer units past their limit, so we confirm what your board can support when we study your photographs, not partway through the build.

  2. We run first-fix cable before the boards go up

Cable routed through joists, walls and stud partitions before plasterboard and insulation go in, timed with your builder or loft conversion company.

  3. We second-fix sockets, switches and lighting

Sockets positioned for how the room will be used, a lighting circuit of its own and smoke alarm wiring where Building Regulations require it.

  4. We test and certify every new circuit

Certified on completion via a minor works certificate or full EICR, giving you the paperwork Building Control and any future buyer will ask for.

More about attic and extension wiringWhat the job involves, the regulations that apply and related work

What attic and extension wiring involves

We design the new space’s electrics from scratch: sockets, lighting circuits and switches sized for how the room will actually be used, not borrowed from whatever circuit happens to be nearest.

For a loft conversion, that usually includes:

  • A lighting circuit of its own - often with a stairwell light on a two-way switch.
  • Sockets positioned for the room’s use - planned in before the boards go up, not added on afterwards.
  • Smoke alarm wiring - where Building Regulations require it for the conversion.

For an extension, it means running new cable through the build before it is plastered, so sockets, switches and any lighting are in the right place from day one.

Does your fuse board have the capacity?

We start by checking what your existing consumer unit can actually support. A loft conversion or extension is one of the most common reasons a job turns into a consumer unit upgrade as well, because the extra circuits push an older fuse board past its capacity. Better to know that when we study your photographs than partway through the build.

When does the wiring happen?

Timing matters more here than on most jobs, so we work alongside your builder or loft conversion company to be on site at the right points:

  • First fix - running cable through joists, walls and stud partitions, before plasterboard and insulation go in.
  • Second fix - fitting sockets, switches and light fittings once the room is ready to finish.
  • Testing and certification - every new circuit is tested and certified on completion, either as part of a full EICR or a minor works certificate depending on the scope of the job. That gives you the paperwork Building Control and any future buyer or lender will ask for.

What if it is a home office, or the whole house needs rewiring?

If the new space is going to be a home office or a garden studio rather than a bedroom, see our home office wiring service. It covers the extra data points, task lighting and power a workspace needs on top of the standard circuit.

If the age or condition of your home’s existing wiring means the whole property needs bringing up to current standards alongside the new space, that is a full house rewire, not an isolated attic or extension job. We will tell you when we study your photographs and details if that is what yours needs.

  • Home office wiring - the extra sockets, data points and lighting a home office or garden studio needs on top of standard circuits.
  • EICR testing - the certificate that signs off new circuits once the work is complete.
  • Full house rewires - for homes where the existing wiring needs upgrading alongside the new space, not just the extension itself.
