How do I know I need this?
An old CO alarm bought from a supermarket years ago and left in a drawer, or fitted in the wrong place near a gas boiler, gas fire or log burner, may not detect carbon monoxide in time. Since October 2022, landlords must fit a CO alarm in any room with a fixed combustion appliance other than a gas cooker, and face enforcement if a faulty alarm isn't replaced promptly.
You notice
- A CO alarm still in its box, or lost in a drawer
- An alarm beeping intermittently for no clear reason
- A detector fitted nowhere near the boiler or stove
- No alarm at all in the room with the log burner
It's costing you
- A let property falling short of the 2022 rules
- No proof of compliance for an agent or buyer
- Relying on an alarm that may not detect carbon monoxide in time
And if you leave it
- Enforcement action if a faulty alarm is not replaced
- Carbon monoxide building up unnoticed until symptoms appear
- A house sale or re-let held up over missing alarms
How the job is done
The same sequence on every job, so you know what happens and when.
We check every combustion appliance
Gas boiler, gas fire, log burner or wood stove: we identify each fixed appliance that needs an alarm near it.
We choose mains-wired or battery
Mains-wired alarms interlinked with existing smoke alarms where you have them, or battery units where that suits the room better.
We position each alarm correctly
Fitted in relation to the appliance per manufacturer guidance, not just screwed to the nearest wall.
We test and confirm it in writing
Each alarm is tested, and you get written confirmation of the installation for landlords, letting agents and buyers.
You send the details, we estimate, you decide.

What the CO alarm service covers
We install and test carbon monoxide alarms across Leeds homes, fitted to the room and the appliance, not just wherever’s convenient. That includes:
- Mains-wired CO alarms - interlinked with existing smoke alarms where you already have them
- Battery-powered alarms - positioned correctly in relation to the appliance per manufacturer guidance
- Testing, fault-finding and replacement - for alarms that are old, beeping intermittently or no longer reliable
- Any fixed combustion appliance - gas boiler, gas fire, log burner, wood stove or similar
- Written confirmation of the installation - useful for landlords, letting agents and buyers
If you also need smoke alarm work done at the same time, our smoke alarm and fire safety service covers both together in one visit.
What do landlords have to fit?
Since 1 October 2022, the rules for landlords in England go further than the old solid fuel requirement:
- A CO alarm in any room used as living accommodation with a fixed combustion appliance - gas boilers and gas fires are now covered, not only wood burners. Gas cookers are exempt.
- Repair or replacement as soon as reasonably practical - once you’re told an alarm is faulty
This sits alongside the wider set of legal minimums covered in our landlord electrical safety service.
Do owner-occupiers need a CO alarm?
Sometimes, yes. Since 1 October 2022, Approved Document J of the Building Regulations requires a CO alarm whenever a new or replacement fixed combustion appliance is installed in any home, rented or owner-occupied. A new gas boiler, gas fire or log burner counts; a gas cooker does not.
If your appliances were fitted before then and nothing has changed, the law does not make you add one. The risk is the same either way. Carbon monoxide comes from fuel that is not burning completely. It builds up quietly, and the early symptoms - headache, nausea, tiredness - are easy to put down to something else entirely.
A correctly fitted, tested alarm is the one thing standing between a faulty appliance and a household finding out too late.
