What we’re asked for most in Osmondthorpe
The jobs that come up again and again in Osmondthorpe, each with a written estimate before work starts.
- Consumer unit upgradesA house built around 1930 has usually had its fuse board changed at least once, but a board with no RCDs can still be in place and is worth replacing.
- Full house rewiresWiring in a house approaching its centenary may span several eras. Where the oldest sections are failing, one planned rewire is tidier than repeated repairs.
- EICR testingBefore buying or renovating one of the Osmondthorpe estate houses, a full inspection shows what previous owners have changed and what they left alone.
- Smoke alarm and fire safetyBattery-only alarms are easy to forget. Mains-powered alarms, interlinked on each floor, give warning across the whole house.

Electrical work in Osmondthorpe
Osmondthorpe began as a hamlet in the township of Temple Newsam and is now a district of east Leeds in LS9, about two miles from the city centre, between East End Park and Halton Moor. Osmondthorpe Hall stood on the west side of Osmondthorpe Lane until a fire destroyed it in 1924; about 50 acres of its grounds became East End Park and the rest went for housing. In 1930 a station opened on the Selby line to serve a new estate here, and although it closed in 1960, the Neville Hill railway depot keeps the railway a part of the district.
Houses from around 1930 were built with electricity, which means the first wiring in them used rubber-insulated cable, fitted before PVC became standard. That cable hardens and cracks with age, so the question for most Osmondthorpe homes is how much of it has been replaced and how well. Where much of it remains, a full house rewire settles the matter for good. If the cable has already been renewed, a consumer unit upgrade may be all that is left to do, and an EICR tells you which of the two you are looking at.
