People accept that their car needs an MOT every year to prove its safe yet are blissfully ignorant of the electrical safety of their home.
Part P is a law which demands that most electrical work in UK dwellings is carried out by competent person(s). This is often called PART P as it refers to Part P of the building regulations.
The IEE wiring regulations, the industry safety standard which all electricians use to demonstrate the safety of an installation, recommend your house has a periodic inspection every 10 years, when it changes occupancy or is used for something other than a domestic dwelling.
When you decide to sell your home, your purchaser’s surveyor, will request evidence that all electrical work installed in your home after January 2005 is compliant with the new building regulations. Certain insurers and mortgage lenders specify that they require this evidence.
The Electricity at Work Regulations 1989 states that all electrical systems should be maintained to prevent danger. Should an incident occur you should be able to show reasonable steps and due diligence was used to avoid the danger. By periodically inspecting your installation and implementing a planned maintenance programme you are complying with the law, and this is your best defence should this unfortunate need arise.
